One reason why this new zone is being created is because of the concerns raised by CARE about the density, saltwater intrusion into the aquifer, and historic decisions that did not allow for housing because of the impact on local water resources and septic ability of the local land. CARE worked with Commissioner John Dean to help bring about this community-inclusive planning process.

Public hearings held on proposed development regulations for commercial development on SR 532
Island County asks Camano Islanders December 2, and again on December 17, what they think of new proposed regulations for commercial property along what's been called the "Camano Gateway," from Stanwood to Terry's Corner.
The recommendations are the work of a diverse group of volunteers who live, work, and own property on Camano Island. Their conclusions now go before the Island County Planning Commission during meetings, held on Camano.
The process began August 18, 2008, when the Board of Island County Commissioners adopted a temporary ordinance, regulating commercial development along State Route 532 on Camano Island. These temporary rules are in place while a permanent, custom set of rules are considered for the Camano Gateway highway corridor.
The Board of Commissioners assembled a diverse group of Camano Islanders and assigned them the responsibility of developing a draft proposal that would be distributed to the entire Camano Island community for broader public discussion. A group of 20 Camano Islanders met on seven occasions to talk through these issues. The members included local developers, affected property owners, private citizens, architects, and the local business community.
Amendments have now been drafted that, if adopted, would govern building size, setbacks and height, landscaping, minimum lot size, signage, fire stations, overnight lodging, and density. The amendments will be available for public review on the County's Camano Gateway page or by obtaining a hard copy at the Camano Island Annex office.
These amendments have not gone into effect. The next step in considering these amendments is for the Island County Planning Commission to hold formal public hearings.
The first public hearing will take place December 2nd at 6:00pm -- Camano Senior Community Center, 606 Arrowhead Road. A second Planning Commission Hearing is scheduled on Dec. 17th at 6 pm, in the same location.
